"I could not be more pleased with Lorrie's professional manner and efficient handling of my father's estate. There were legal hitches involved that she helped navigate, as well as going above and beyond to assist in other respects.
I would highly recommend Lorrie as an excellent realtor."

Knowledge
For selling your home: This is a multifaceted process that I have created a system for so that it goes smoothly for you. Because of this, I know how to guide you into successfully launching your home onto the market; resulting in a higher selling price and a faster sale. My background means I will work with you to price your home correctly.
For buying your home: We will have a buyer consultation. This takes 30-60 minutes and can be a conference call, a cup of coffee, or an office visit. This gives us a chance to discuss the process, current market conditions, and what you're looking for in your perfect home. I make sure you don't pay too much when you buy a home.
I want to make sure you don't miss anything.
Togetherness
Communication is key when you are buying or selling a home. We will set up our communication schedule when we meet for our consultation. I am a full service Broker and pride myself on serving my client's. We will go over the team approach and what that means during our consultation as well. Over the years, I have compiled a list of many resources for you to draw from to help you through the process of preparing your home for the market, or items that come up on a home purchase inspection. Anything from plumbing, fence repair, electrical, septic, to roofing matters, or anything in between, we will get it resolved, together!
Purchasing A Home
Financing
Financing
The most important first step in purchasing your home is finding out what your buying power is. This establishes your expectations, and assures you begin your search as an informed buyer.
The most frequently asked question I receive is, "How much money do I need to buy a house?" The financing you receive determines how much money you need to buy a home.
For example, an FHA loan would require 3.5% for a down payment.
Some USDA loan products offer 0% down with down payment assistance for qualified applicants.
Finding Your Home
Finding Your Home
We begin by sitting down, and discussing your likes and dislikes in a home. We discuss location preferences, square footage needs, bed and bath requirements, as well as any special prerequisites. This gives us the opportunity to work together to find the right home for you.
In my experience, it can take anywhere from a day to a year to find the right home. Your time frame is my time frame.
Once we find the hallmark home, we will discuss our strategy for making a successful offer. This will depend on how competitive the market is in that neighborhood, for that home, at that specific time.
I always provide a market analysis to make sure you don't overpay!
Next Steps
Next Steps
We submit our purchase and sale agreement, with your earnest money (this amount is to show you are a serious buyer and is applied toward your down payment at closing).
Once offer has been accepted, the home inspection takes place. This benefits all parties by providing insight into the condition of the home, thereby making you an informed buyer.
At this point, the title company will ensure that the title and all recorded documents are free of liens and legal consequences.
The home is then appraised, which determines the value for the lending institution and the amount they are willing to loan.
Now we march on to closing! Once everything is signed and all time frames have been met... you are officially a homeowner!
